ABOUT

This masterplan project is located in the Midway District of San Diego, California. The Green Line bridges the site across the road to the San Diego river. It is the green lung of the development. Three strategically placed anchor buildings punctuate the development, providing excitement and a diversity of program at: connection to the river, Sports Arena Boulevard, and the gateway of the development. 

We want to knit the development into the existing urban fabric, providing connectivity and pedestrian flow throughout the site. Parking is located at the 2 edges of the site: along Sports Arena Boulevard and Kurtz Street. At a half basement level, it remains invisble but highly functional, so that all above-ground usage is active and people-focused.

Overview

View 01 Aerial General

The Green Line connects the San Diego River Trail to the development. Creating an active public green spine will create a hollistic indentity through the diveresed blocks. Along the green spine, there will be various types of community activities which will provide an important gathering and socializing space for the neighborhood.

Masterplan Strategy

Three strong anchors ensure a well-functioning and attractive neighborhood. The arena provides the identity for the neighborhood. A school, library and community center become a cultural hub that serve the needs of the residents. A large grocer serve as a gateway to the neighborhood, addressing the basic requirements of daily life.

View 04 Sports Arena Boulevard

All streets should be designed for safe and pleasant access without barriers, whether they are paved roads or pedestrian priority surfaces. First we eliminate surface parking completely. This will significantly reduce vehicle traffic on the roads and increase the quality of the public space for people. Secondly, by designing the paved roads with a subtle hardscape can increase the well-being of the courtyards and strengthen the interaction between the courtyards while still allowing clear access.

Enhancing the life of the community and providing activties along the green spine will ensure an overall vitalization. Accommodating outdoor dining / street furniture / coffee shops will become a new gathering place not only for the residents but for the surrounding area as well. The green spine will offer retail, boutiques and other varied service to continue its plan of growing as a great urban center and link to the San Diego River Trail, Innovation District and NAVWAR.

Network of Public Spaces

A varied scale of courtyard parks and gardens will contain diverse programs which will be interconnected with a continuous semi-public loop, interlaced with private gardens. These pocket parks are planned to be flexible so that future residents can involve in the design process where they could determine what they would like to have in their common outdoor space.

Sports Arena Boulevard will become activated with a cultural hub at the center along the boulevard. As surface parking is fully eliminated, pedestrian traffic is increased, with arrivals from transit alines along the boulevard and Kurtz Street.
