To consolidate and facilitate the development of the central area, and to identify, reinforce, strengthen and protect its civic design character and dignity. The primary purpose of this use zone is to sustain life within the centre of the city through intensive mixed-use development.

The ground floor opens up to the adjacent public square and streets with expressive arches that denote the public realm and creates an active frontage. This motif is carried inside the building and reflects the raw materiality of the ground floor construction - refined rawness.

The Apartment Hotel lobby is accessible from the riverfront side. It is imagined as an active part of the open and public groundfloor and while it can benefit from the commercial offer of the food hall and the market, it can easily be disconnected with a private entrance.

Once reached the Hotel reception on the 4th floor, visitors will be welcomed by the lush Hotel terrace and a fantastic view towards the river.

The Green Factory’s façade material pays homage to Dublin's brick industrial past, while also enhancing the solar performance through passive sustainability. The use of brick at once grounds the building in its context, while reducing the solar radiance with it’s deep horizontal, and vertical façade panels that block the high mid-day and low morning and afternoon sun.

Interior Renders

The façade takes advantage of the small, modular nature of bricks to form the smooth, vaulted soffits of the ground level arcade and the simple extruded panels of the deep, vertical sunshade components. The warm tone of the brick and its proximity to the green verandas and winter gardens create a complementary colour palette.

A strong and clear sense of place is the cornerstone of a sustainable neighbourhood. A distinct identity draws people to a place, encouraging them not only to linger but to become attached and feel a sense of belonging.

We focused on establishing everchanging visual connections between the different areas. A place where a range of spatial experiences, from intimate meeting rooms to grand double height atriums.

The facade concept for the tower focuses on giving each unit access to an outdoor balcony. The elevated porosity provided by the shifting typefloor is crucial to limit the wind down-draft caused by the highrise volume and maintain a level of comfort on the ground level.
